Services

What services does T&S Concrete offer?

T&S Concrete specializes in residential and commercial and light industrial concrete services, including:

  • Concrete driveways

  • Stamped and decorative concrete

  • Patios and pool decks

  • Garage and basement floors

  • Foundation slabs

  • Sidewalks and walkways

  • Concrete repairs and maintenance

We focus on high-quality flatwork and foundations in Southwest Michigan, especially for lake homes and custom builds.

How thick should a concrete driveway be? Will my concrete crack?

Standard: 4 inches

Heavy vehicles / trucks: 5–6 inches

We adjust thickness based on usage.

Yes, all concrete cracks eventually. The goal is to:

  • Control where it cracks (control joints)

  • Minimize cracking with proper prep and reinforcement

We design pours to keep cracks clean and controlled, not random.

Do you perform concrete repairs or only new pours?

We specialize in both. Whether you need a fresh installation from the ground up or structural repairs to existing flatwork, we ensure durable results built to last.

What is the best concrete for driveways in Michigan?

We recommend:

  • Air-entrained concrete (handles freeze/thaw cycles)

  • Proper base prep (critical in Michigan soil)

  • Fiber or rebar reinforcement (Limestone 6 bag with fiber mesh)

This prevents cracking and extends lifespan.

What areas do you serve? Do you service Kalamazoo?

We primarily serve:

  • Watervliet

  • Coloma

  • New Buffalo

  • St. Joseph

  • Benton Harbor

  • South Haven

  • Surrounding Southwest Michigan areas

We also work with custom home builders and lakefront properties within ~1 hour radius.

Process & Timelines

How does the process work from quote to completion?

We start with a site visit for an accurate quote, then handle excavation and sub-base preparation. After the forms are set, we pour and finish the concrete, followed by a complete site cleanup and removal of framing.

How long does a concrete project take?

Typical timelines:

  • Driveways: 2–4 days

  • Patios: 2–3 days

  • Foundations: 3–7 days

  • Large projects: 1–2+ weeks

Weather and curing conditions in Michigan can affect timing.

What factors can affect the project schedule?

The main factors affecting our start date and timeline include the time required for local permitting, site accessibility for heavy equipment, and existing project backlogs during the busy Southwest Michigan construction season.

Do you offer free estimates?

Yes, 100% free, no obligation.

We’ll walk the site, measure, and provide:

  • Scope of work

  • Timeline

  • Clear pricing

Pricing & Estimates

How is the cost of my concrete project calculated?
  • Site prep and excavation

  • Thickness and reinforcement

  • Finish (broom, stamped, exposed aggregate)

  • Accessibility and location

We provide free estimates with exact pricing.

What is included in a T&S Concrete estimate?

Every quote covers the complete scope: site prep, form installation, concrete delivery, pouring, professional finishing, and cleanup. We ensure there are no hidden fees for basic materials.

Do you offer free on-site consultations?

Yes. We offer free, no-obligation quotes for residential and commercial projects. We visit your property to assess site conditions and take precise measurements to guarantee accuracy.

Can site conditions change the final quote?

Significant factors like unstable soil, unforeseen drainage issues, or the need for extensive existing slab removal can impact costs. Any such factors identified during our initial inspection are clearly itemized.

Preparation & Site Readiness

How should I prepare the project area before your crew arrives?

To ensure a smooth start, please handle the following steps before our scheduled arrival time:

  • Clear all vehicles and equipment from the driveway and project access paths.
  • Move lawn furniture, planters, and portable basketball hoops away from the site.
  • Mark any irrigation lines or invisible dog fences that shouldn't be disturbed.
What precautions should I take for children and pets during the work?

Safety is our top priority. We ask that you observe the following during the construction phase:

  • Keep all pets indoors or in a separate fenced area for the entire day.
  • Supervise children at all times within the vicinity of heavy machinery or wet concrete.
  • Avoid all skin contact with wet concrete, as it can cause serious irritation.
When should I turn off my sprinkler system?

Excessive water can compromise the quality of the finish. Please manage your irrigation as follows:

  • Disable automatic sprinklers at least 24 hours before we begin excavation or pouring.
  • Keep the system off for 48 hours after completion to allow for proper curing.
  • Redirect gutter downspouts away from the immediate site to avoid pooling.
Do I need to handle permits or call for utility marking?

We take care of the major compliance steps to ensure a safe and legal installation:

  • We manage standard municipal permits, which will be detailed in your project contract.
  • We coordinate public utility marking through MISS DIG before excavation begins.
  • Please ensure you've identified any private lines (pool heaters, septic) not marked by the city.

Aftercare & Maintenance

Depending on Temperature and Humidity:

  • Walk on it: 24–48 hours

  • Drive on it: 7-10 days

  • Full cure: 28 days

We give exact timelines based on your project.

How long before I can use my new concrete?

Sealing is vital to protect against moisture, oil stains, and the freeze-thaw cycle. We suggest applying a high-quality sealer about 30 days after installation once the curing process is complete, then re-applying every 2 to 3 years.

Does my new concrete require professional sealing?
How do I protect my concrete through Michigan winters?

Avoid using de-icing salts during the first winter, as they can lead to surface scaling. Use sand for traction instead. Clear snow promptly to prevent water from soaking into the concrete pores and freezing, which can cause cracking over time.

Sweep regularly to prevent dirt buildup and staining. For deeper cleaning, use a mild detergent and a synthetic stiff brush. Avoid using power washers at extreme pressures directly on the surface, as this can etch the concrete finish.

What is the recommended cleaning routine for concrete?
Are there specific chemicals I should keep off the surface?

Avoid letting lawn fertilizers, motor oils, or acidic cleaners sit on the concrete. These can cause permanent staining or chemical etching. If a spill occurs, rinse the area thoroughly with fresh water as soon as possible to minimize damage.
